Buying a Home
The Colorado Department of Health has determined that approximately 50% of the homes in Colorado have radon gas levels in excess of the United States Environmental Protection Agency’s recommended action level of 4.0pCi/L.
With this large percentage of homes having dangerously elevated radon levels, it only makes sense to have the home tested for radon before buying a home. If the home has high radon levels then Aspen Radon can provide a proposal to the buyer with a firm cost for the system installation on most homes. The buyer can then possibly use this cost in their purchase negotiations. Aspen Radon recommends the buyer takes control of this issue and waits till after closing so as to employ to install the radon mitigation system to ensure a quality installation and the reduction of radon.
Selling a Home
If you are selling a home you may want to test the home before a buyer is involved. If your home is tested and has high radon levels then you can fix the problem before it is found by the buyer shortly before the closing date and possibly becomes an obstacle on the selling of the home. When selling a home, it is important to use quality installations. When a potential buyer is shown your home you can provide a report verifying the low radon levels and have a radon system that looks as nice on the home as possible.
Real Estate Agent
Aspen Radon provides professional service and quality work to every client with courtesy and respect whether they are selling or buying a home. Many clients have had no experience with radon so we take the time necessary to answer their questions about radon and explain the mitigation procedure so there are no surprises during or after the installation of their mitigation system.
Aspen Radon’s professional approach can be very beneficial if you are representing the seller or buyer as it can reduce the tension and concerns that may arise from the finding of elevated radon levels in the home.
We conduct an on-site inspection of every home and design a radon system that not only reduces the radon levels but also looks as aesthetically pleasing on the home as possible. We show the buyer or seller pictures of similar mitigation systems and can give options as to the radon systems appearance.
Please refer to our Testimonials section for comments from both realtors and homeowners about their experiences with radon testing and radon abatement performed by Aspen Radon with respect to buying and selling homes.
